Check-in & check-out

• Check-in: from 3:00 PM to 12:00 AM (midnight)
• Check-out: from 12:00 AM (midnight) to 10:00 AM
• You'll need to show photo ID and a valid credit card on arrival.
• Let us know your expected arrival time in advance so we can coordinate a smooth check-in.
• Early check-in and late check-out may be available by request, subject to availability and prior cleaning schedules.

Cancellation & booking conditions

Cancellation and prepayment conditions vary by rate and season. When you book direct, we'll send you the specific policy that applies to your dates and residence before any payment is taken.

For flexible direct rates, we generally offer free cancellation up to 48–72 hours before check-in, with non-refundable or stricter terms for discounted or peak-period stays.

Security deposit

We hold a $350 bond against your credit card on arrival. It's refunded within 14 days of check-out, pending a satisfactory inspection.

Damage, missing items & bond deductions

• A refundable security bond of $350 is held against the registered credit card for the duration of the stay.
• The bond is released within 14 days of check-out, subject to a satisfactory inspection of the residence.
• Damage: Reasonable costs for damage caused by guests, visitors, or negligence may be deducted from the bond. This includes broken fixtures, stained furnishings, burns, holes in walls, or excessive cleaning required beyond normal use.
• Missing items: The cost to replace missing items (keys, key cards, remotes, appliances, kitchenware, linen, towels, etc.) may be deducted from the bond at replacement value.
• Excessive cleaning: If a residence requires cleaning significantly beyond a standard departure clean, an additional cleaning fee may be charged.
• Unreported issues: Please report any existing damage or maintenance concerns at check-in. Damage discovered after check-out that was not reported may be assumed to have occurred during the stay.

Children & extra beds

• Children of all ages are welcome.
• Cots: Available for children aged 0–2 at $35 per stay. Subject to availability — please request in advance.
• Extra beds: Not available at this property.

Age restriction

The minimum age for check-in is 18.

House rules

• No smoking anywhere on the property.
• No parties, events, or hen/stag-style gatherings.
• Quiet hours: 9:00 PM to 7:00 AM.
• Pets: Not allowed.
• You're responsible for the residence during your stay and for any damage caused by negligence.

Keys & access

• Lost keys or key cards: A replacement fee may be charged for lost keys, key cards, or access fobs. The amount depends on the building’s rekeying or replacement cost.
• Lockouts: After-hours lockout assistance may incur a call-out fee.
• Access: Only registered guests may access the residence and building facilities. Please don't share access codes or keys with unregistered visitors.

Occupancy & visitors

• Maximum occupancy: The number of guests must not exceed the stated capacity of your residence — including day visitors and overnight guests.
• Unauthorized guests: If occupancy exceeds the booked capacity, we reserve the right to terminate the stay without refund.
• Day visitors: Should be agreed in advance where possible.

Payment

• A 1.5% surcharge applies to credit card payments.
• For some bookings, we may require payment by bank transfer before arrival. We'll send instructions after booking.
