Booking conditions and terms of stay for our residences in Surfers Paradise.

These terms apply to bookings made with Paradise Stayz for holiday residences in Surfers Paradise. By confirming a booking, you agree to these terms.

Bookings & confirmation

  • All enquiries are subject to availability. A booking is only confirmed once payment details are provided and we've sent written confirmation.
  • You'll need to provide accurate information — full name, contact details, and number of occupants.
  • The minimum age for check-in is 18 years.

Payment

  • A 1.5% surcharge applies to credit card payments.
  • For some bookings, payment before arrival by bank transfer may be required.
  • A $350 security deposit is required on arrival, held against your credit card.

Cancellation

Cancellation conditions vary by rate and season. We'll confirm the specific terms for your booking when you reserve. Generally:

  • Flexible direct rates may allow free cancellation up to 48–72 hours before check-in.
  • Discounted or peak-period rates may have stricter or non-refundable terms.
  • No-shows may be charged the full booking amount.

Check-in & check-out

  • Check-in: 3:00 PM to 12:00 AM (midnight)
  • Check-out: 12:00 AM (midnight) to 10:00 AM
  • Early check-in and late check-out are subject to availability and not guaranteed.
  • You'll need photo ID and a valid credit card on arrival.

Occupancy & conduct

  • The number of guests must not exceed the stated capacity of your residence.
  • Only registered guests may access the residence and building facilities.
  • No smoking anywhere on the property.
  • No parties, events, or hen/stag-style gatherings.
  • Quiet hours: 9:00 PM to 7:00 AM.
  • Pets are not allowed.

Damage & security deposit

You're responsible for the residence during your stay. The $350 security deposit may be used to cover:

  • Damage to the residence, fixtures, or furnishings
  • Missing items at replacement value
  • Excessive cleaning beyond a standard departure clean

The deposit is refunded within 14 days of check-out, subject to a satisfactory inspection.

Liability

  • We're not liable for personal injury, loss, or damage to your property during the stay.
  • You're responsible for your own belongings and insurance.
  • We reserve the right to terminate a stay without refund if house rules are breached.

Changes to these terms

We may update these terms from time to time. The terms that apply to your booking are those in effect when you confirm.
